Regular, deep and end-of-lease cleaning: compare the actual tasks

Compare regular, deep and move-out cleaning through rooms, tasks, occupancy, preparation and exclusions rather than package names alone.

Published by MEL ONE · MEL ONE PROPERTY MAINTENANCE PTY LTD

Compare indoor cleaning against the same room-and-task list, rather than the labels “regular”, “deep” or “end-of-lease” alone. These names do not automatically include identical work in every quote. Occupancy, moving belongings, cupboard interiors and appliance interiors often explain the scope more clearly than the service label.

Turn the three labels into practical questions

LabelExplain firstStill confirm separately
Regular or recurring cleaningFrequently used rooms, routine tasks and preferred frequencyWhether each visit includes the same tasks, dates and access
Deep cleaningLocations and accumulated dirt needing attention beyond routine tasksWhether appliance interiors, cupboards, high areas or spaces behind heavy items are included
End-of-lease or move-out cleaningWhether the property is empty, handover timing and any supplied checklistHow cleaning is separated from repairs, clear-outs and bond matters

A useful deep-cleaning description identifies the actual locations and tasks. A cooktop surface and an oven interior are different locations. Cupboard fronts and emptied cupboard interiors are different tasks. This detail helps compare quotes for the same work. These are scope questions, not a statement that one package includes everything listed.

Why distinguish an occupied home from an empty one?

In an occupied room, explain which belongings stay, when the room is used and what may be moved. An empty property is not automatically straightforward: the work area may be clearer, but construction residue, items awaiting removal and inaccessible rooms still need identifying.

Consider two cupboard-interior requests. One cupboard is empty; the other holds dishes and everyday supplies. Preparation responsibilities differ. The quote should establish who empties it, what stays untouched and when access is ready, rather than leaving those decisions until the visit.

Prepare a room-by-room list that can be checked

For a kitchen, distinguish benches, cooktop, accessible rangehood surfaces, cupboard fronts and interiors. For a bathroom, identify basin, toilet, shower glass, tiles and joints. Elsewhere, describe floor materials, skirting, windows and belongings that must remain.

Mark each task as included, excluded or requiring assessment. This is easier to check than “whole-house clean”. Ask specifically about carpet treatments, upholstery, mould, disinfection and high areas. Being inside the same property does not automatically make them part of routine cleaning.

How should cleaning and repairs be separated?

Dirt, wear and damage are different conditions. A cleaned cupboard door can still have a loose hinge. Cleaning shower glass does not establish that moving hardware or joints work correctly. If paint is peeling, board has swollen or dampness continues, an assessment can help distinguish material repair from the choice of cleaning product.

Cleaning and repair items can begin in the same enquiry, with the quote distinguishing their tasks. This avoids discovering at completion that the parties expected a cleaning result to resolve a repair problem.

What should you compare in the quotes?

Check rooms and surfaces, individual tasks, preparation, access, item handling and exclusions. Explain handover deadlines, while recognising that requesting a date does not reserve an appointment. Recurring work also needs an agreed frequency, task list and arrangements; future places or combined discounts should not be assumed.

Review an end-of-lease clean against the agreed tasks. Completing those tasks is not a guarantee that a bond will be returned. Repairs, belongings left behind and other handover concerns need separate records.
